Only Four of 13 Amherst Deeds Recorded This Period Disclosed a Sale Price

AMHERST -- Thirteen deeds were recorded in Amherst between June 26 and July 25, led by a $620,000 sale on Mechanic Street, though most of the period's transactions did not disclose a price.

MARKET OVERVIEW

Of the 13 deeds recorded during the period, only four disclosed a sale price. Among those four, prices ranged from $150,000 to $620,000, with a median sale price of $242,500. The remaining nine records included conventional bank-related transfers without a listed price, along with several documents that were not standard buyer-seller sales at all — including estate tax affidavits, a declaration of homestead, a family rider and an assignment of rents. Because two-thirds of the period's records lack a disclosed price, the four-sale price picture should be read as partial rather than representative of the full market.

TOP SALES

The highest-priced transaction was 55 Mechanic St., which sold for $620,000 on June 29. Adam J. Schifferli and Erin N. Schifferli were the sellers; Kelly Caiazzo was the buyer.

At 27 Greenleaves Dr., Unit 726, in the Greenleaves Retirement Community No. 3, a unit sold for $285,000 on June 26. Irene Blaho was the seller; Anne F. Lenault and Cynthia M. Lenault were the buyers.

At 481 Station Rd., a property sold for $200,000 on June 29. Kent W. Faerber and Lorena B. Faerber were the sellers; PeoplesBank was the buyer.

At 156 Wildflower Dr., a property sold for $150,000 on June 29. Paul F. Breen and Paul R. Breen were the sellers; UMassFive College Federal Credit Union was the buyer.

NEIGHBORHOOD BREAKDOWN

Greenleaves Drive, home to the Greenleaves Retirement Community, accounted for three of the 13 recorded documents: the $285,000 unit sale at 27 Greenleaves Dr., a subsequent homestead declaration on the same unit, and a separate assignment of rents involving Country Bank for Savings and Amhad Development Corp. at 28 Greenleaves Dr.

Among the four disclosed sales, three fell under $500,000 (Station Road, Wildflower Drive and the Greenleaves condo unit), and one — Mechanic Street — fell in the $500,000-to-$1 million range. No disclosed sale exceeded $1 million. The remaining nine properties, on McClellan, Middle, Blue Hills, East Pleasant, Leverett, Chestnut and Harlow streets and at Greenleaves Drive, carried no disclosed price and are not reflected in the price tiers above.

MARKET NOTES

Six of the 13 records were not conventional property sales between a buyer and seller. Two were estate tax affidavits — at 51 McClellan St., involving the Rosenthal family, and at 54 Middle St., involving the estate of Linda Rae Abrams. One was a declaration of homestead filed at 27 Greenleaves Dr. following that unit's sale to the Lenaults; another was a declaration of homestead at 87 Harlow Dr. involving sellers Kyla Ferguson and Will Stamell. A family rider was recorded at 161 Chestnut St., where New American Funding LLC and Shree Chandermouli Enterprises LLC were listed as sellers. And an assignment of rents was recorded at 28 Greenleaves Dr.

Financial institutions appeared as either the buying or selling party in five of the 13 records: PeoplesBank bought at 481 Station Rd. and sold at 349 Leverett Rd.; UMassFive College Federal Credit Union bought at 156 Wildflower Dr.; Greenfield Cooperative Bank sold at 625 East Pleasant St.; and Country Bank for Savings was a party at 28 Greenleaves Dr.

One transfer, at 36 Blue Hills Rd., moved from an individual, Jessica Naomi Jarmon, to an entity, Jarmon House LLC, sharing the same surname.
