Amherst Deed Filings Show Wide Price Gaps as Most Sales Prices Go Undisclosed
Amherst recorded 11 property deeds between July 3 and Aug. 1, but only three disclosed a sale price. Prices ranged from $41,221 to $334,000, with a median of $175,000 among the disclosed sales. The top transaction was 60 Spaulding St., which sold for $334,000 on July 3 from Spaulding St LLC to Investor Mortgage Finance LLC and Mortgage Electronic Registration Systems Inc. No street recorded more than one sale. Eight of the 11 filings, including three non-sale documents (a homestead declaration, an order of conditions and a master deed), did not include a price, and four sellers were banks. With most prices undisclosed, the data offers a limited window into July's market.
