Amherst Home Prices Span $150,000 to $566,950 as June Sales Close

AMHERST -- Fifteen property transfers were recorded at the Hampshire County Registry of Deeds in Amherst over the past month, with disclosed sale prices ranging from $150,000 to $566,950 and a median of $250,000.

MARKET OVERVIEW The registry recorded 15 transfers between June 19 and July 18, but only seven listed a sale price; the remaining eight were recorded without consideration amounts disclosed, which is common for deed transfers involving trusts, estates, family members or lenders. Among the seven disclosed sales, prices ranged from $150,000 to $566,950, with a median of $250,000. Based on raw count alone, 15 recorded transfers is a moderate volume for the period; roughly half the activity involved banks or credit unions as either grantor or grantee.

TOP SALES The month's highest-priced transaction was 18 Dana St, which sold for $566,950 on June 22; Laetitia LaFollette was the seller and Florence Bank the buyer. The second-highest sale was 26 Greenleaves Dr, Unit 631, within the Greenleaves Retirement Community, which sold for $350,000 on June 23, with Gertrude G. Swain as seller and Catherine A. Olds as buyer. Two more units within the same complex followed: 28 Greenleaves Dr, Unit 3, sold for $250,000 on June 23, with Catherine A. Olds as seller and Florence Bank as buyer, and 65 West St sold for $250,000 on June 22, with Hummad Ijaz as seller and UMassFive College Federal Credit Union as buyer. Rounding out the top five, 26 Greenleaves Dr, Unit 635, sold for $220,000 on June 23, with Catherine A. Olds as seller and Lijun Kuang as buyer.

NEIGHBORHOOD BREAKDOWN Greenleaves Drive accounted for four of the 15 recorded transfers, all involving units within the Greenleaves Retirement Community complex: three with disclosed prices ($350,000, $250,000 and $220,000) and one, at 26 Greenleaves Dr itself, transferred from Gertrude G. Swain to the town of Amherst with no price disclosed. South East Street also saw a cluster of activity, with 742 South East St and 851 S East St both changing hands, neither with a disclosed price. By price tier, three disclosed sales fell under $250,000 ($150,000 twice, $220,000), three fell in the $250,000-to-$350,000 range, and one exceeded $500,000. The eight transfers without disclosed prices were spread across Summerfield Road, Hedgerow Lane, Blackberry Lane, Larkspur Drive, Northampton Road, Pine Street and Fearing Street.

MARKET NOTES Financial institutions were parties to a majority of the month's transfers. Florence Bank appeared three times, twice as buyer (18 Dana St, 28 Greenleaves Dr) and once as seller (23 Blackberry Lane, price not disclosed). UMassFive College Federal Credit Union was the buyer in two transactions (31 Summerfield Road and 65 West St), and Greenfield Savings Bank was party to two others (473 Pine St as buyer, and 52 Fearing St as a co-grantor with Fearing Street LLC). Mortgage Electronic Registration Systems Inc. also appears as a seller on 851 S East St. Several other transfers were among family members: at 62 Larkspur Dr, Jerrold S. and Melinda A. Meyer transferred the property to themselves as trustees; at 143 Northampton Rd, Theresa I. Atteridge received the property from herself and Timothy E. Atteridge; and at 12 Hedgerow Lane, John Bernard Moriarty transferred the property to Timothy Welch Moriarty and Kimberly A. Berkowitz. Property types recorded were a mix of single-family homes and condominium units within the Greenleaves Retirement Community; no multi-family transfers were recorded in the disclosed data.
